Extensions & renovations, drawn and built by one firm.

An extension is the biggest thing most homeowners will ever commission. The difference between a good one and a regretted one is almost always decided at the drawing stage, not on the tools.

Extensions & renovations — drawn and built in-house.

Monifieth · Dundee · Angus

Homes by Dominique is a design-and-build contractor. That means the person who draws your extension is the person who sources the materials, who employs the trades, who runs the site and who hands you the keys. One firm, one contract, one line of responsibility, from first survey to handover.

Our extension work covers house, kitchen, side, rear and wraparound extensions, loft conversions (dormer, mansard and hip-to-gable), garage conversions, and complete house renovations. We do planning drawings, Building Control drawings and tender-ready construction drawings in-house through our design team.

We don’t tender out and disappear. The trades you see on day one of the build are on Dominique’s payroll. The interior that follows the shell is delivered by the same team that drew it. You don’t pay an architect, then a builder, then a kitchen supplier. You pay us.

What we include

Scope & specification.

01

Kitchen extensions

The most common project we deliver. Knock through, extend out, add a roof light, deliver the kitchen in the same programme. Most finish inside 16–22 weeks.

02

Rear and side extensions

Single-storey and two-storey rear, side-return, and wraparound extensions. Drawn, planned, built and finished. Handled under one contract with clear stage payments.

03

Loft conversions

Dormer, hip-to-gable, mansard. Loaded structurally to the correct standard, insulated to current Building Regs, lit for use, finished with fitted bedroom or principal-suite joinery.

04

Garage conversions

Single and double garage conversions. Foundations, walls, insulation, floor, electrics and finish — treated as a new room, not a dressed-up garage with a carpet.

05

Full renovations

Full-house renovations where the whole property is stripped and rebuilt internally. Kitchen, bathrooms, bedrooms, wiring, heating and decor across one master programme.

06

Planning & Building Control

Our design team handles planning applications, Building Control submissions, and SAPs where needed. You do not need a separate architect and a separate builder. We are both.

Frequently asked

Common questions.

Do I need planning permission for an extension?
Sometimes yes, often no — many extensions fall under Permitted Development. Size, elevation, listed status and conservation area all feed in. We assess at the first visit and tell you straight.
Can we stay in the house during a full renovation?
Depends on scope. Kitchen-only, yes, always. Full renovation with all bathrooms stripped, usually not for the duration. We programme around what you need habitable and when.
How long does a full kitchen extension usually take?
A straightforward rear extension with new kitchen is typically 16 to 22 weeks, from ground-break to handover. Two-storey and wraparound extensions run closer to 24 to 30 weeks.
Do you offer stage payments?
Yes. All extension and renovation work is run on agreed stage payments tied to tangible progress. No payment requested for work that is not yet delivered.
